Lutz is its own Tampa Bay
Lutz isn’t really Tampa, and it isn’t Land O’ Lakes or Odessa either. It’s a pocket of north Hillsborough with a personality of its own — Lake Park’s horse country, the gated golf communities of Cheval and Avila, the small-farm stretches along Sunlake and Lutz Lake Fern, and denser subdivisions between Dale Mabry and the Veterans Expressway. That mix of housing is why one-size-fits-all AC and heating work doesn’t fit here. A 4,500-sq-ft Cheval custom home on a zero-lot has a completely different load profile than a 1,800-sq-ft ranch on two acres north of Lake Keystone.
AIM Service Group runs Lutz out of our office at 3901 Land O’ Lakes Blvd, straight down US-41. The north end of Lutz, up around Sunlake and Lutz Lake Fern, is about 10 minutes from the shop; the south end toward Van Dyke and Dale Mabry runs 15 to 20 minutes, so a same-day call from a Cheval or Avila home rarely waits long. We’ve serviced this corridor for over 20 years.
Why Lutz homeowners call AIM
Three things matter to Lutz homeowners more than anywhere else in our service area: craftsmanship in installation (because a lot of these homes are custom and the homeowners notice sloppy work), honest pricing on high-ticket work (because Lutz equipment replacements often run $10,000–$20,000 with variable-speed inverter equipment and zoning), and discretion on property (because a meaningful number of Lutz homes are gated, equestrian, or otherwise not the sort of place a technician should be tracking red clay through).
We train for all three. Our Lutz-area lead technicians have 15+ years of field experience between them, we work in a two-tech team on any install over a 4-ton condenser, and we carry drop cloths, shoe covers, and floor protection on every truck as standard equipment — not upsold extras.
We also handle a significant portion of the custom-home AC and heating work in Lutz’s horse country. That work has its own specifications: corrosion-resistant coil coatings for homes near active stables, oversized return-air runs to handle high indoor loads from glass-heavy great rooms, whole-home dehumidifiers that work with the AC rather than against it, and zoning solutions that let a detached pool house run independently of the main house.
Services we provide to Lutz homes
AC Repair in Lutz
Lutz repair calls tend toward two extremes. On one end, we get straightforward repairs in the middle-market subdivisions — Calusa Trace, Willow Bend, Cross Creek, Stonebrier — where the equipment is a few years past warranty and a capacitor or contactor has gone. On the other end, we get complex repairs in Cheval, Avila, and Lake Park: variable-speed system faults, zoning-damper failures, zone-controller board issues, and refrigerant leaks on long line-sets that run across unconditioned attic space. We’re equipped to handle both. Our technicians arrive equipped with manufacturer-specific diagnostic gear for Lennox, Carrier, Trane, Daikin, Rheem, and Goodman.
AC Maintenance — 26-point tune-up
Our 26-point spring and fall visits are especially valuable in Lutz because so many homes here have high-efficiency variable-speed systems whose performance quietly degrades without regular cleaning. A dirty ECM blower wheel will reduce airflow by 15–25% without tripping any fault code. A coil loaded with pollen from Lutz’s oak-heavy lots will lose 5–10% of its cooling capacity. Our technicians measure, document, and correct. $49 for new customers.
AC Installation & Replacement
Lutz installations are where we do our most technically demanding work. We run Manual J load calculations on every replacement, match static pressure to the existing duct system (or rebuild the duct system if it can’t handle modern equipment), and spend extra time on commissioning: refrigerant charge by subcool, static pressure at the air handler, static pressure at the filter, supply and return temperatures across every register, and a full run-through of the thermostat or zone controller with the homeowner before we leave. 0% financing for 60 months is available on qualifying systems.
Heat Pump & Heating Repair
Most Lutz homes run heat pumps with auxiliary electric heat strips, and a smaller number of older custom homes have gas furnaces. Our most common winter calls are heat pump defrost board failures, reversing valve problems, and heat strip sequencer faults. We service all three, and we stock the common control boards for Carrier, Trane, and Rheem.
Heating Maintenance
Fall heating check, included with annual maintenance. We verify heat strip operation, defrost cycle, and crossover from cooling to heating before the first cold night.
Ductwork
Ductwork is the single highest-ROI upgrade in a lot of mid-age Lutz homes. The original builder ductwork in Calusa Trace, Willow Bend, Cross Creek, and parts of Lake Park is now approaching or past its useful life. We pressure-test, re-seal with mastic, upgrade returns, and — in homes where the duct system was sized too small for the original equipment — redesign and replace. On custom Cheval and Avila homes, we do complete duct system design for additions, remodels, and whole-home renovations.
Air Duct Cleaning
Lutz’s oak-heavy lots drop a fine pollen and mold-spore load into ductwork that coats the interior walls over a 7–10 year window. We clean with NADCA-grade negative-pressure equipment — HEPA-filtered extraction, rotary agitation, and a full photo documentation before and after so you can see the work we did.
AC Maintenance Plan — Bullseye Comfort Club
$19.99/month. Bullseye Comfort Club members in Lutz get priority service, 50% off diagnostic fees, 24/7 service with no after-hours fee, a 2-year warranty on all installed parts, 15% off repairs, 10% off system replacements, 10% off IAQ products, clean drain lines and condenser coils, ductwork and safety inspections, and twice-yearly maintenance visits. For the high-end variable-speed equipment common in Lutz custom homes, the Club discount on a single major repair usually exceeds a year of Club fees.
Lutz neighborhoods we serve
We cover 33548, 33549, 33558, and 33559, including both Hillsborough and Pasco portions of Lutz. Frequent service areas include:
- Cheval — gated golf community; we do a lot of zoning, variable-speed, and whole-home dehumidifier work here.
- Avila — higher-end gated community; custom AC and heating design, insurance-grade corrosion-resistant equipment.
- Lake Park / Van Dyke Farms — equestrian properties with large homes and sometimes detached guest/barn cooling-and-heating systems.
- Stonebrier — dense newer builds; builder equipment now aging into replacement territory.
- Calusa Trace — established 1990s subdivision with recurring ductwork renovation needs.
- Willow Bend, Willow Oak — 1990s–2000s tract homes; typical replacement-cycle work.
- Cross Creek — mixed ages; we know the building phases.
- The Reserve at Lake Keystone — custom homes on larger lots north of Lake Keystone.
- Heritage Harbor (Lutz side) — gated community with gate-access procedures we know.
- Carrollwood edge (Lutz-side addresses in 33559) — older 1970s–1980s homes with heavy ductwork renovation work.
Lutz-area call coverage extends into Odessa, Carrollwood, Keystone, and Northdale.
Common AC & Heating Issues in Lutz Homes
The two-story mis-size. Almost every two-story builder home in Stonebrier, Cross Creek, Calusa Trace, Willow Bend, and similar subdivisions has the same problem: a single-stage system that cools the downstairs great room well but leaves upstairs bedrooms 5–8 degrees warmer. The fix is almost never a bigger system — it’s zoning, return-air upgrades, or a variable-speed conversion.
Custom-home zone failures. Cheval and Avila custom homes were often built in the late 1990s and early 2000s with mechanical zone dampers and primitive zone controllers. Those systems are hitting their end-of-life window now. Zone controller boards, damper actuators, and bypass-damper issues are all things we service.
Horse-property corrosion. Homes with active stables within 50 yards see accelerated corrosion on outdoor coils and electrical connections due to ammonia exposure. Spine-fin and coated coil equipment lasts much longer in these installations. We know which brands to spec.
Pollen and mold load. Lutz’s oak canopy is part of what makes it beautiful — and part of what hammers indoor air quality. Homes that haven’t had coil cleaning or duct cleaning in 7+ years usually have visibly fouled returns.
Hurricane damage patterns. Milton (2024) caused significant AC damage in Lutz — downed branches on condensers, water intrusion, shifted equipment. We’ve handled a large volume of insurance-related repair work in this zip code since.

Common Questions About Our AC & Heating Services in Lutz, Florida
Yes, we dispatch 24/7 across Lutz and Hillsborough County. Florida heat doesn’t take nights or weekends off—and neither do we.
Yes. While R-22 is no longer manufactured, we can service systems still using it and advise you honestly on whether retrofitting or replacing makes more financial sense for your specific unit.
We charge a flat diagnostic fee, then present you with a written quote before any work begins. No surprise charges—just a clear price you approve before we touch anything.
Very much so. Lutz has everything from 1970s ranch homes to newer builds off Van Dyke and Dale Mabry. Our technicians adapt their approach based on the system age, ductwork style, and home layout they find on arrival.
Repair costs vary depending on the issue, equipment, parts, and labor required. You’ll receive a written quote before any work begins, and we tell you the diagnostic fee when you book.
In most two-story homes in Stonebrier, Cross Creek, Calusa Trace, and Willow Bend, the cause is duct balancing or undersized return air, not a failing system. Adding or resizing second-floor returns, sealing attic duct leaks, and sometimes adding a zone usually closes the gap without replacing the equipment.
All of them. Our technicians are trained on Carrier, Trane, Lennox, Goodman, Rheem, and the rest, and we stock the common control boards for Carrier, Trane, and Rheem on the truck, so most Lutz repairs finish the same day. For the variable-speed and zoned systems common in Lutz custom homes, we carry manufacturer-specific diagnostics.
Yes. The Bullseye Comfort Club is $19.99 a month and includes priority service, 50% off diagnostic fees, 24/7 service with no after-hours fee, a 2-year warranty on all installed parts, 15% off repairs, 10% off system replacements, 10% off IAQ products, clean drain lines and condenser coils, ductwork and safety inspections, and twice-yearly maintenance visits. On the high-efficiency equipment in a lot of Lutz homes, the discount on a single major repair usually covers a year of membership.
Yes. Most of Lutz is in Hillsborough County, which requires a mechanical permit for a full system changeout (the small Pasco-side pocket around 33559 goes through Pasco County). Either way, we pull the permit and schedule the inspection as part of the install, so there’s nothing for you to file.
